revokation of gift property

My mother registered immovable property on my name through gift registration on feb 08.The documents for the property are still under her custody but they were registered on my name at the registarars office along with fingerprinting?

1)can she cancel the registration?

2)can she take over the property again?

She may seek cancellation of the deed, if it could be established that a fraud had been played on her.

Deed once registered cannot be got cancelled except its execution on the base of fraud which may be cancelled by the Civil Court only.
