Rights of the person who wishes to lease an apartment in Mumbai?

My parents (dad is a senior citizen) wish to lease their apartment. They are facing issues with the society in not allowing bachleors etc. We have followed these and now decided to leased the apartment to a family, but now the secretary has said that we need to take their permission on who the flat can be leased out to, else we need to pay a penalty. Are these rules legal??? Is there a online website where such things can be validated???

No online facility.

No Objection or Permission of the Society would be necessary for renting/leasing the flat.

You may better cooperative with the society and follow the rules; the legal challange to rules/decisions of society may be very expensive and time consuming.
