Legal Question in Real Estate Law in India

I want to run business at my own premises by appointing manager .The manager would be responsible for all activity in the premises. Is there any kind of standard agreement which can save me from legal liability regarding any miss happening in the premises .If yes then is there any standard draft for it. My main concern is that he should not claim any ownership right of the premises as he will be running the business independently from the premises.

An agreement may not save you from liability if premises and business therein is owned by you.
