Legal Question in Real Estate Law in India

Is a Sale Agreement for a property mentioning the total amount, duration of leaving the said property etc made on plain paper between the buyer & seller in presence of two witnesses valid? The buyer has accepted a token amount during signing, however there is no mention of this token amount on the agreement? The seller is willing to return the token amount with interest if required.

Can such a deal be cancelled? Can the buyer pose any problems if this deal has to be cancelled?

Non mentioning of token amount may go in favor of seller as the token amount or bayana is the essence of a valid agreement. Read more on property issues on my website www.karvai.in.
