sale deed registerd.paymnet made through cheque. if the seller does not present the cheque even after 4 months,does seller have a right over property

Seller has no right over the property after the Sale Deed has been executed in favour of the buyer.

In the absence of any special covenant/agreement in the sale deed, the seller is only entitled to recover price and looses all the ownership right.

in case the cheque is dishonored then the seller has an option to cancel the sale deed otherwise he has no right for delay on his part of depositing the chq.
