Can sale of immovable property be done with POA which is notarized & not registered ??

Is it safe to buy such a property. I am referring to a flat in Mumbai.

Hi,

Unregistered POA is invalid in law, though the POA holder can sell the immovable property, but the original owner can file criminal complaint against the POA holder stating the POA is fabricated document. Better option would be to have the deal with registered POA holder, by which you land in a safe zone.
