Sale of a Jointly owned Property

Hi

My ques is that we have a property owned by my grandfather

He is no more

Now he has 4 sons & 6 daughters

Firstly plz tell me how the property would be divided when sold?

2.If wanting to sell the same to a builder what prelimnary arrangements we need to do so that the builder doesn't fool us?

We own the land & live on the ground flr & given 2 flrs on rent to some tenants who are under the old scheme giving very less rent & living for many years?
