Legal Question in Real Estate Law in India

the seller has sell the property to buyer cost of land paid + premium and take all the sale consideration from buyer. there was clause on the receipt signed by seller only that if the flat is not transferred in one month the buyer will give the seller flat back. teh flat is not transferred in one month as it is society flat and society has its own procedure to transer it which takes 2-3 months.the property is disputed. the seller give multiple GPA to her husband after entering in to sale agreement . one of GPA is even signed by notary in back date.

If you want to claim refund of amount paid, ask seller and if seller is unwilling approach court.
