Legal Question in Real Estate Law in India

I have a shop on old rent, from last 40 years.

from last 5 year i didnt pay any rent. because there is no legal heir of true owner who are ready to take rent. the owner of shop died before 15 years ago.

now i want to renovate my shop accordinly business structure. so, can i get permission for it? what i have to do for it?

First you start paying the rent to the LR. You say the owner died 15 years ago but you stopped paying rent from last 5 years only. You pay the rent and then start renovating after intimating the person to whom you pay the rent.

you should have not waited for 5 years. however, you may contact your lawyer for the permission.

Dear Sir / Madam,

No reward without risk. It is difficult to comprehend that there are no legal heirs / blood relatives of the Owner. It is a different issue that they may not be bothered to collect the old negligible rent under the "paagdee" system. It lies in your interest to find out who the legal heir is and settle the unpaid rent first and then renovate the shop.
