what shoul be the difference in the monthly maintainance charged froma tenant? are there fixed laws for it or whatever the co-op decides is final? also what if the owner has a PG (paying guest) can the person be charged differential maintanence

Self occupied premises and let out premises may have different maintenance charges as provided by local law of governing the Societies in your state.

In Maharashtra State, such local law governing societies provided for 10% more maintenance charges in respect of let out premises.
