Legal Question in Real Estate Law in India

Sir, my father died on 8/1/1998 without any will, our home of 60X40 Sqfeet area is the name of my father only, he purchased from gram panchayat through patta of panchayat. now we want to transfer it on the name of my mother, what procedure is to be adopted so that my mother can get the ownership of the home.

you will have to apply for mutation in favour of mother along with no objection from you and your brothers and sisters, if any.
