Legal Question in Real Estate Law in India

sir,

i made a land agreement for one corer rupees, and paid 1/4rth rupees 25,00,000 as advance and remaining balance should pay after 8 months to get registration still we have 4 months to pay balance amount to get

registration, But the owner of the land with out any information he made registration that land to others, what step i have to fallow to get back 25,00,000.

you may file a suit for specific performance of agreement to sell and also seek declaration that the sale made in favour of third party is null and void.
