Legal Question in Real Estate Law in India
sir. I am going to purchase a flat in kolkata. The mother deed of the property was registered in the name of son (minor) represented by his natural guardian father. Now the son gets majority.My question is" whether the son is fully competent to sell me the property and whether the father have any right over the property and whether any problems would come in future ?

The registered owner of a property is competent to sell the same in his own rights. If the owner has attained the age of 21, it may be safe to purchase this property from him. If for safety sake you also make his father as a vendor, that may protect you from future problems, if any.
