A broker has approached me with a offer to lease my showroom premises in pune to some co-op bank with political connections , please tell me how safe it is for me & my premises although the deal shall be registered for a initial period of 5 yrs, to evict them in case of a default

In view of amended rent act applicable to maharashtra since 2000, bank may not have any protection under that act.
If the terms and conditions as also consequences of breach are provided adequately in the lease or license agreement, then landlord would have good case in court.
However, safety is quite relative term and matter of perception.
