Legal Question in Real Estate Law in India

Sir,

I have entered into an agreement of land purchase with a vendor who has done agreement with land owner. now I want transfer of title of such land in my favour

but the vendor after making 80% payment by me still making many excuse for transfer of title from land owner. the agreement period has already got expired & vendor giving time & again only further time. please suggest for lagal action.
