Legal Question in Real Estate Law in India

Sir,
I moved in my apartment in July'12. A friend was moving out and I moved in her place. I have been paying the same rent as my flatmates had been paying from the beginning. I had been trying to reach the owner for an agreement on my name since I moved in, but he was busy with his work.
He came in some days back and told us that since the old agreement was till the period of June, he would be increasing the rent by 10% starting of July'12. But I am being informed of this only now in December. I moved into this apartment because the rent was reasonable and now I would have to pay more money for the period already passed. But I also need a rent agreement for my HRA claim.
Iam not willing to pay extra money for this without any prior notice. Please advise.

Discuss with landlord, check terms of existing agreement and act accordingly.
