sir,i want to purchase house for mine son but he is not mentally fit and my age is already 65yrs. so can you give me suggestion how can i buy house so long life nobody can take away house from him. ....niraj

You may buy a house in your name and leave a WILL restricting his rights to enjoy the property without any power to alienate the same.
