Legal Question in Real Estate Law in India

Hello Sir/Madam,hi.It's Kuleen here.My query is about a propery(individual house).
My father(has been taking medicine for mental sickness since 20yrs) is a businessman. He had a land which is gifted by my Grandfather(late) is in litigation now. Because, my father has given that house on mortgage in 2007 April (no documents created,just Original Patta documents along with house has given on mortagage with negligible rent,for 3 years along with interest and on a condition of if,unable repay the same in 3years need to give ownership.... Later,after 4 months he created documents on my mother's name. He lost his Business too.He made all loose the properties with the same mental sickness.No one in my family knows at that time.Now,we 've grown up.It's the only property we have a hope to get back it.So,kindly help me with YOUR VALUABLE SUGGESTIONS,PLEASE...
