Legal Question in Real Estate Law in India

Hello Sir..
We have terrace flat in Mumbai since last 27 years. The landlord is claiming that the terrace is his own even though there is no other entrance to the terrace but from our flat. There is another terrace for other renters.
1. Can he take over the terrace from us? we have paid rent receipts of last 5 years.
He is doing all because of redevelopment project so that he does not have to give us square feet for terrace. Beside this, he is not letting us know about what is going on in the redevelopment process. We do not live in the flat however my eldest sister is living there since last 8 months and parents do back and forth 1 once in a year.
2. Can he start the redevelopment process without our consent? What can we do to stop the redevelopment process?
