Legal Question in Real Estate Law in India

My society is not registered; it�s a de-facto society. I stay on the top floor. There is a lot of leakage from terrace. I have mentioned this to the society people. They asked me to contact the builder. The builder is absconding. I spent 45k from my pocket and got the issue resolved. I have not paid the maintenance because I had to pay 45k for the said issue. Now my society is behind me to pay the maintenance. What options do I have?

You may consider the option of litigation which may be an uncertain, costly and time-consuming route to resolve the conflict. Therefore, try to settle the matter amicably.
