Regarding stamp duty and registration

Hello,

This is regarding my flat in the name of my mother in bhayandar thane, we purchased it in 2001 as a third buyer. Our first buyer paid the stamp duty but not registered, second buyer neither paid the stamp duty nor did the registration. we while purchasing it on 2001 had no idea of this thing today we came to know this. Today society is formed and that we are not registered there when we ask to be the member of the society they told to pay the stamp duty of the pending 2 agreements and registration of all the three agreements of the sale.so, i just want to know is it any legal order that we have to register all the three agreement. What if we just pay stamp duty for the last agreement in our name and register the same. We did this also recently we gave our document to one lawyer who as per valuation said that we have to Pay Rs.10200 as stamp duty and Rs.5500 will be registration charges and that he will charge Rs.2000 as his fees. We paid him Rs.11000 to start the stam p duty process. he paid the stamp duty but slip mention that insufficient stamp duty collected Rs.2810 and late fee Rs.500/- our agreement value is Rs.95000 and today flat value is Rs.6lacks so is this right value of stamp duty.pls suggest
