Legal Question in Real Estate Law in India

if stamp paper is of 14th august 2008 and made a agreement of room transfer on 22 august 2008 & sumited the affidavit of transfer of room on 23rd April 2012 whether is is valid document or stamp paper as of 14th august 2008 that why it will be ordinary paper. Whether the society (proposed) can accept the same and issue a rent receipt on the applicant name
