i am staying in this flat from last 12.5 years. i have paid all the dues of society, repair exp. and also bank liability of my parents . can i get adverse possesion? this flat is in the name of my mother.

no. The facts given by you are not sufficient to constitute adverse possession. Normally, you may not be able to claim adverse possession against true owner UNLESS your possession is hostile to his/her knowledge. Please explain how did you enter into possession of the flat and in what capacity had you been living there ? Did you, if at all, ever declare yourself as owner of the flat to your mother ? If yes, when and in what manner? Answer to all these questions may help us to determine your rights.
