Transfer of Flat to nominee

What obstacles would i get in transfering the property in my name, if i am the sole nominee on the share certificate of the flat.

The property belonged to my grandmother (now deceased) and her son and two daughters are still alive.

Please advice

All the legal heirs may be co-sharer in the property and entitled to be registered as co-owners in the records of the society even if the share certificate may be in your name.

As far as society is concerned, it will transfer in favour of nominee.

However, there is a proposition of law which laid down that nominee is merely a trustee of legal heirs of the deceased.
