trasfer of father's property
My father had a house in his name. Now he has expired. I am only child and mother is alive. On the basis of NOC from my mother I have got house transferred in my name in the records of local Municipal corporation and paying prperty tax. Now I want to take loan for renovation of house. Bank wants documents reagarding ownership. What documents exactly will be required in this case & how I can obtain them

Good Afternoon!
I would advise you to contact a local lawyer and issue a title certificate in lieu to the property.
Other documents which you would need is as mentioned below:
Completed Application Form with passport size photograph
Proof of Identity such as PAN Card / Voter�s ID/Passport/Driving License
Proof of residence such as Recent Telephone Bill / Electricity Bill / Property Tax Receipt / Passport / Voter�s ID
Proof of business address in respect of businessmen / industrialists
Proof of Employment
Salary Certificate
Proof of other income like rent, interest on investment, if any
Income Tax / Wealth Tax (if applicable) Returns for the past 3 years
Balance Sheet for the past three financial years in the case of Professionals, Businessmen & Self employed
Agreement of Sale / Sale Deed
Approved Building Plan
Title Deed Documents for 30 years

Title Deeds in the name of father, death certificate of father, mutation of your name in place of father in revenue records etc. may suffice the purpose.

You are already legal owner of the said property and the documents required are your title deed property tax receipt and the link documents as to previous ownership are required.

You may obtain a "Certificate of Title" from the Municipal Corporation; it may also be known as "Extract of Ownership Register" containing entry about your house.
In addition, you may provide
(a) property-tax documents - demand notices from the Municipal Corporation; and receipts of tax payment;
(b) Water/Electricity bills and receipts of payments.
The Bank may appoint its lawyer for "title verification" before the loan is sanctioned.
The lawyer is supposed to make a "search report" after inspecting the original records in the office of MC.
