Can you please help me to understand the advantage & disadvantages of condomimium society

Both are the common bodies of the purchasers of Units in a ownership scheme carried out as per the provisions of the Maharashtra Ownership Flats Act, 1963.

In case of a Society, ownership of land with building is conveyed to a Co-operative Society formed under the provisions of Maharashtra Co-op Societies Act and the Unit Purchaser has right of use, occupation and enjoyment of the Unit.

In case of a Condominium, ownership of proportionate share in land with concerned Unit is conveyed to the Unit Purchaser i.e. ownership vests with Unit Purchaser.
