urgent need for renovation in a rented house

i live as a tenant in mumbai in an old building where the landlord is very unhelpful. I need to renovate my house because it has been neglected for many years and in the process need to break one wall without harming the structural changes in the flat. the land lord has objected to any such change and threatneed us with a law suit. pls help me how do i get legal permission to do so.

You need to approach court and prove that changes are in accordance with law. This may take couple of years or even decades.

It may not be lawful to make any changes in the structure like demolition of wall etc. However, you may approach the court of Rent Controller for necessary permissions for renovation or for direction to the landlord to carry out renovation work.

Apply to the court for permission but you may not get it.But the landlord has a right to vacate you for demolishing the house.
