is it valid to sell a house through Power of Attorney? What are the precautions, a buyer needs to keep in mind before agreeing to the deal.

If power of attorney is legal, valid, subsisting with clear powers and authorities, then one can proceed.
As regards precautions to be taken by buyer - They are several depending on facts and circumstances of each case. Be guided by your lawyer for the same.
