Validity of PoA (Power of Attorney) - per Indian Law?

In a case of trespassing on land,my relative was assigned PoA by his old relative spinster(B); it so happened that on the last day of settlement the assignee expired and the file was closed

without settlement.The legal process (done through the free legal aid cell was abandoned due to

some circumstantial problems of the said relative(PoA holder(A)); It's has been since a decade

since,the tresspasser during 2005 has Registered without proper documents the assignment to

his wife the said property for a considerable sum. 'A' being related to B, has the original documents of the said property but B has not assigned any WILL in the context. Some unknown persons has constructed RC building at the said property and residing - In order to create a history of legal evidence and documentation to initiate a Civil suit, How can 'A' or any of the legal heirs claim legal rights/authority hence initiate a petition a Civil and a Criminal case in context to claim the original land.
