Validity of Will for Transfer of Property
Whether a registered will in respect of a (Government) leased landed property is valid for the purpose of transfer (after the death of the testator) in the context of Indian laws?

If lease is transferable or inheritable as per Will, then yes. Please check lease deed for the terms, conditions, restrictions etc., if any.
