Legal Question in Real Estate Law in India
I and my wife (joint) owner of a Residential Flat. Recently my wife died. I would like to nominate my Flat to my two sons. What is the legal procedure to do that.

if it is society, you may nominate membership as well as write a will. if it is freehold, you may gift or write a will. Gift will be effective immediately and will would come into effect after your death.

gift deed is the most effective way to pass on a good title to the beneficiary.
