Mumbai Property Tax

Sir,

I purchased a 2 BHK flat in Mumbai (Powai), of 935 sq. ft. (carpet area 650 sq. ft)., in August 2004 for Rs. 23,00,000-00.

The builder has not paid any Property Tax. Now the Corporation has sent a Demand Notice to the Society to pay about Rs. 36,50,000-00 within 10 days, for the whole building towards property tax from August 2005.

I would like to know:

(1) The basis of calculation for property tax (such as rent receivable / built-up area / carpet area / Cost of the flat / type of construction etc).

(2) Whether the Corporation should send the Demand Notice to each apartment owner or to the Society as a whole.

(3) Whether first notice could be of such a short notice.

(4) Who is the appellant Authority to whom we can submit our appeal for reduction of the property tax.
