In case your father is the only child of your grand ma and your grand pa is no more, you can do the same

your father may have to file a petition for succession.

Dear Sir / Madam,

If your father has a Will signed by your grandmother to the effect that the house has to be transferred to your father, the same can be actioned by the executor vide a Probate from the Court. An easier practice followed these days to avoid the Probate is to obtain the NOC from all your uncles and aunties to transfer the house in your father's name.
