Legal Question in Wills and Trusts in India

A lessor leased out a land to a lessee. In absence of the lessee can the land be owned by others who are claiming themselves as legal heir or on the strength of succession certificate or probate of will.

As soon as the lessee dies the legal heirs has to take a fresh lease agreement in this regard otherwise as per the term the lessee includes his legal heirs, the legal heirs will step in to the shoes of the lessee it happens and it is valid. May know what has happened to the Lessee.
