Legal Question in Wills and Trusts in India

I want to purchase resale flat. That flat having 604 sq. ft. area & 145 sq. ft. parking space. The flat area & parking space is mentioned in sale deed of that pearson. But society have taken objection about purchase parking of that flat. Please send the legal proff of parking rules.

the seller may not be having the authority to sell the parking space.
