divorce and joint mortgage

What is a ''quitclaim'' and will it help get my mothers name off the mortgage for the house my parents bought when they were married. She no longer lives there and he won't make the payments on time so her credit is getting messed up.

A Quitclaim conveys her ownership interest, it does not get her off of the mortgage, only a refinance will do that. I am sure that the decree requires him to make the payments and should have required him to sell or refinance within a certain period of time.

Regardless, her only recourse it to seek to have him held in contempt.
