Home in divorce

do i have to sell my home if it is in my name first with husbands 2nd? i cant get a loan in just my name cause it apraised lower than i owe. could my husband just sign a quit claim deed and his name come off and i keep my home?

In what context? Are you in a divorce? If the divorce is final, then whatever the Decree says controls. The position of husband's name on the deed does not control his share of the ownership.

A Quitclaim will give you full interest in the house. However, if there is a loan on the house in your husbands name, a quitclaim will not relieve him of the mortgage responsibility.
