squater's right??

A friend has been living with a guy for the past few years. The house is her's and her's alone. He doesn't contribute financially, She has been trying to get him to move out and he refuses. She applied for a restraining order, but because violence wasn't the reason, it was denied. He claims to have squater's rights and tells her that she has no right to kick him out of the house. The only time he leaves the house is while she is at work. What recourse does she have? She even tried giving him 30 days to move out and he is still there.

Was the thirty days notice in writing? If it was, and if it was done properly she can sue for eviction.
