regarding tenats rights
--i stay in a rented apt for the last 5 yrs.now i am paying 11000 as rent which includes 770 for maintainence(tenants pay 10% more than owners).
2 days before our newly elected chairman sent a notice saying we tenants have to pay 3600 annuallyor 300 monthly towards record keeping for police verification.
when i told him that no one in the nearby societies are following this rule and we r already paying 10% more than them,he said that he had the right to charge.
please tell me is there such rule in pune,do we need to pay,is there any way to get exemption.
also pls tell me any 2 such rules which the owners don't obligeand they get exempt from paying to govt.
every year our owner increases 1000 p.m.,& again if the society peoplebring such funny rules, where shall we go.
we r ready to pay for record keeping as one time expense,but i don't understand the logic to pay monthly.
even the loan rates r coming down for the owners but for the tenants everything is going in the other way.
so please clarify me about this law and how can get exemption from this.

There is no specific rule in the books of law for such matters. Though, you can consider writing a legal notice to the society and take up the matter with the Registrar of Co-operative societies (if your society is registered) for such arbitrary policy of the society.

You may need to follow the rules and regulations made by the society unless challenged before the Registrar of Cooperative Societies. You may contact the RCS office for guidance.
