There are many factors involved. Were you caused to break the lease because the landlord breached its obligations under the lease or law? If not, the landlord has an obligation to minimize damages, so the landlord must try to find a new tenant. If a new tenant is found, you will not be responsible for the entire amount owed pursuant to the terms of your lease. How much you are responsible for will depend on the facts of your case. Absent the situations noted above, you are responsible for the rest of the lease term based on the information provided.
