Legal Question in Landlord & Tenant Law in Indiana

I am under a rent to buy contract and my "landlord" refuses to contact me via mail,phone or in person.At this point I wonder if she is even getting my payments.I need repairs done on the house and she has the insurance info.that covers it.Can I stop sending her rent untill she does make contact?I've been trying for a year with no response.

You need to send a letter in which you detail the times and dates on which you attempted to communicate with the landlord and got no response. Mention in the letter that you are sending this both certified and first class. Date that letter. Sign it. Make sure the address is shown on the letter. Send it certified. Put the certified number in the right hand corner of the letter. Make sure you put your name and address on the green card for the return of that card to you, and landlord's name and address on the other side. You do not have to limit the signature to the landlord - just send it certified to his/her address. Anyone can sign. Make sure you make two copies of that letter. Enclosed a copy of the letter in another envelope addressed to the landlord and send it first class. S/he may not accept that mail. That's fine. When it comes back to you, do not open the letter. Leave it in the envelope. Now....contact a lawyer.
