4 Names on a Title and 2 are dead

My father purchased a lot with 3 of his siblings. Now my father and one of the other siblings are dead. Do the 2 living siblings retain all rights, or do the children of the deceased siblings have a stake in the property?

That would depend on whether the deed shows a joint tenancy or a joint tenancy in common. If the former, the kids are out of luck.
