Bought my first home-no inspections done or disclaimers offered from seller

Mortgage broker helped me buy my 1st home. Seller verbally stated home was in ''Good'' condition. No disclaimers from seller. House has uneven floors. Also plumming problems. Seller took back a second mortgage for me to get house. I now feel like I paid too much for home. I bought home 6-8-00. Is the seller out of compliance for not providing me with a disclaimer? House built in 1970. Shouldn't seller provide me with a lead disclaimer? I did'nt know at the time but I wish I would of had inspections done. What can I do?

Hire a professional inspector to examine the house and write a report on all the problems. Ask the inspector for a written opinion about whether any of the defects he found existed before June 8, 2000. If the report indicates pre-existing problems, then confer with an attorney about legal action against the seller and, possibly, the mortgage broker. You will not be entitled to offset your damages against the second mortgage until you have a judgment in your favor from a court of law.
