Legal Question in Real Estate Law in Indiana

I've been divorced for 4 years. I retained possession of the house after the divorce. I have the quit claim deed that removes him from the title. However, his name is still on the mortgage, because financially, the opportunity hasn't been available to refinance. I am interested in selling my home on contract. Legally, do I have to remove his name in order to sell the home on contract?
