Early Lease Termination

Can I terminate my lease 5 months early with no penalty, other than forfeiture of my security deposit, if I am moing to another state for a new job?

Whether you can terminate a lease early without any penalty other than forfeiture depends upon the terms of your lease. There is no statute that permits a tenant to avoid the terms of a lease for moving away from the area for employment related resons. If the lease does not speak to that issue, the landlord might have a policy with regrd to your situation. You might alleviate the situation by locating a suitable substitute tenant who would move in right away so that there is no lapse in rent. However, there is no automatic right to break the lease upon moving to another state.
