I purchased a home with a friend. I paid the $15,000 on a land contract and she got a mortgage with my equity. We had a falling out she was on drugs and ended up beating me so bad I ended up in the hospital. She refuses to give me my investment back or to let me access the home. I had to get an apartment which I can not afford with my current situation. What can I do to get my investment back? We are both listed on the deed and she is the only one with a mortgage. I have the land contract in my name only and a letter from the lady I had the land contract with. I sold two homes to get my investment in the said home.

You can file a civil complaint against her and or a complaint to foreclose. She will have to answer at some point.

If you are on the deed, you have an equal right to access to the house. If your friend will not repay the $15,000, you need to hire an attorney and file a suit for partition which is a fancy legal term for forcing a sale of the house with the equity being divided. Unfortunately, these are not inexpensive lawsuits and it may be that it is less expensive for you to take the loss. Contact a local attorney.
