House purchase. ''house'' defined?

We looked at a house, breezeway, garage..... all connected into one building, living part to north, garage to south. They were in the process of putting on a new roof. Seller said roofer had injured his back but the rest would be completed soon. She also was going to have new carpet in the living room and hallway. We made offer on house (meaning whole building), which was accepted, with stipulations that carpet would be laid in living room and rest of house, namely the south part, would have roof complete. WE've been watching. Nothing done. We were to close in 2 days. NOW, seller is saying the HOUSE roof is done. She is not doing breezeway and garage. Realtor tells us we lose our earnest money if we back out now. Where do we stand on this?

If the seller has not complied with her pre-closing legal obligations, then it is doubtful that you would lose your earnest money. Much depends on the wording of the purchase agreement and any addenda.
