Is a land contract still binding if house is unsafe or owner does not sign contract and how long can they sue u for after the breech?

It can be, yes, depending on what the contract says. You need to let an attorney read it and get more facts to answer these questions. If you are talking about a house, it is worth the expenditure to have a lawyer in your community reveiw it.
