land contract

Hello Over a year ago my sister was in situation where she came into some money 30 thousan dollars She need a home My dad who is 83 help her she find a house it was at price 63.000 she put 30.000 down but she couldn't get a load without my Dad purchasing house himself MY sister put 30.0000down And my dad her have a land contract I was there at time closing to protect my dad now my sister wants to sign land contract over to her children i keep reminder her house legal dads home and that she needs to get a job and get mortgage in her own name my question is she can't just sign her sons name to land contrat can she?

Based on the information provided, your sister cannot merely sign someone else's name. Depending on the terms of the contract she may be able to assign her rights to the children, and again depending o nthe terms of the contract, they may be able to assume the contract in which case they have rights as well as obligations.
