get out of lease early

mylandlord and I agreed that I could get out of my lease if we found someone esle to take over my lease. He calls me and tells me that somebody is looking at he apartment. He calls me a couple of hours later and left a message that the guy wanted the apartment but need to move in right away. I then called him back and left a message that I could be out by Oct 1. and if he needed me out before then to call and let me know. I have begun moving out and he called me up today and told me the guy is not sure if he wants to move in. Am I still obligated to stay and pay my rent? or is that an oral agreement that he can not back out of.

You are still on the hook for the apartment until someone else actually moves in and signs a new lease or a sublease for the balance of your lease.
